Blue Gardenia ground floor apartment plans are refused

PLANS for the change of use of part of the ground floor area of the Blue Gardenia pub in Brittas, to instead house two apartments, have been refused permission by South Dublin County Council.

Edward Fahy lodged an application for the change of use last March, comprising one two-bed apartment and one one-bed apartment.

The local authority refused permission for the change of use on May 10, on a number of grounds.

Their grounds for refusal included concerns the development would “materially contravene” the County Development Plan, which seeks to “restrict the spread of dwellings” in rural areas of the county.

They added that the proposed change of use would “lead to demands for the uneconomic provision of further public services and facilities in this rural area”.

This is the second planning application lodged by Mr Fahy concerning the change of use of the partial ground floor area of the pub.

In March 2020, Mr Fahy submitted plans for change of use of part of the ground floor of the pub to facilitate five en-suite guest rooms, however he withdrew these plans on September 29, 2020.

The landmark Blue Gardenia pub was shut for several years and went on the market in 2013, before being sold with a guide price of €320k in 2018 and re-opening shortly thereafter.

The pub was purchased by Ciara Ryan from Dundrum and Gregory Fahy from Ticknock who, shortly after the purchase, said they aimed to retain the traditional charm of the pub.
